We help lenders and investors understand the risks involved with their acquisition of new real estate investments so they can make an informed decision about how and whether to proceed.
Our Due Diligence services focus on the most critical elements of transactions, including:

STMG Consultancy’s technical Due Diligence capabilities are wide ranging and comprehensive. Our TDD team provides a unique mix of expertise on all relevant project risk and performance aspects, providing clear, responsive and reliable technical advice.
We provide full analysis of the project, from technical and operational perspective, underlying financial implications of the payment mechanisms and appropriateness of operational and lifecycle costs, including complex technology solutions required to meet the client’s needs.
Our TDD reports are an important tool for our clients in their deciding whether to progress with a real estate investment or not. We provide them with detailed costed reports, highlighting the condition of the property and any defects therein – we are to-the-point, decisive and solution-driven where issues require resolution prior to any closing.
- Environmental Due Diligence Assessment
Environmental Due Diligence represents assessment of a property in order to acquire an overview of the quality from the environmental point of view, investigate the current and historical use of that property and identify potential or known risks for the subject site that may be material to the transaction and operation of the property.
Our Environmental Due Diligence Team performs the following services:
Environmental Desktop Risk Assessment – based entirely on the assessment of the environmental setting of the site alongside available data and historical maps. Desktop survey uses information from statutory registers and old maps and data publicly available in an effort to identify any potential for risk.
Phase I Environmental Site Assessment – a more detailed study incorporating a site visit and assessment of the existing site operations in the context of the environmental setting and legislative requirements. Reporting includes a comprehensive review of data, historical maps and other available information alongside observations made during the inspection of the property.
Phase II Environmental Site Assessment – whose primary purpose it to evaluate any “recognized environmental condition” (REC) identified in Phase I ESA. It includes additional files reviews not included in Phase I ESA, soil and groundwater sampling, asbestos and/or lead based paint surveys.
